The first phase of construction involves temporarily clearing the topsoil, levelling the site and excavating future roads to prepare the land for the next phase of construction.
After completing the earthworks, sewer pipes are laid and the stormwater pipe network is constructed to manage drainage from both the roads and your future home.
In this phase, water, gas and electricity, as well as fiber optics for internet (NBN), will be installed, and a connection point provided for each lot.
This is when you’ll start to see significant changes. Your future street will begin to take form with the installation of roads, kerbs, footpaths, driveways, and street lights.
After the civil works are finished, the council issues a Practical Completion certificate. Subsequently, a series of authority inspections and tests must be conducted before a Statement of Compliance (SOC) can be granted. These tests will include sewer, drainage, water, gas, electrical, and fiber optic services.
Once Statement of Compliance (SOC) has been issued, the Plan of Subdivision can be submitted to the Land Titles Office, which reviews and allocates individual titles for lots. Following this, our legal representative will be in touch with your conveyancer to arrange settlement of your land. You are now able to commence construction of your new home at Taylors Rise.
